Dilapidation Cleaning
Commercial Building Dilapidation Cleaning: Restoring the Past, Preparing for the Future
Commercial buildings take a beating. Weather, pollution, and time all leave their mark. When it’s time for tenants to move out or leases come to an end, property managers face one question: How do we bring the building back to life safely and professionally?
That’s where commercial building dilapidation cleaning comes in.
Recently, we were called in to carry out a full external restoration on a large commercial unit in Oxfordshire. The project included roof cleaning, window frame restoration, and façade detailing. The goal was clear: remove the years of grime, treat the organic growth, and restore the building to its original appearance—if not better.
The result? A structure that didn’t just meet the lease obligations. It stood out.
Let’s walk through what we did and why each step matters.
Softwash Roof Cleaning: Stopping Moss at the Source
The roof was the first task. Covered in layers of organic growth moss, algae, and grime it was not just unsightly, it was a maintenance risk.
We began with a careful cleaning using hot water pressure washing. This was not a high-pressure blast. Commercial roofs, especially those made from composite or coated materials, require a gentle but effective touch. So we adjusted pressure, water temperature, and flow rate to suit the roof’s surface, this is what 29 years of experience in the industry has taught us. This cleared the bulk of the contamination without causing any damage.
Next came the softwash treatment. This is where long-term protection kicks in. We applied a specialist softwash solution designed to suppress future moss growth. This treatment kills off any remaining spores, then continues working for months. Without it, moss would begin regrowing in no time.
Softwashing is also the eco-conscious choice. It reduces the need for repeat aggressive cleaning and minimises runoff risks.
Window Frame Restoration: Breathing Life into Powder Coated Aluminium
With the roof restored, we turned our attention to the windows. The aluminium window frames finished in polyester powder coating (PVF2) had lost their colour. Years of UV exposure and environmental damage had caused a dull, chalky surface. This is common in older commercial buildings and is often mistaken as permanent wear.
It isn’t. But it needs specialist care.
We used our proven restorative cleaning process to remove the oxidation from the PVF2 surface. Then, using non-abrasive tools and protective coatings, we brought the colour and shine back to life.
The transformation was immediate. Restoring powder coated frames doesn’t just make the building look better—it also extends the life of the window systems. That means better performance, fewer callouts, and real cost savings for property managers and owners.
Access Made Easy: Multitel MZ250 Cherry Pickers
Safety and access are always top of mind on commercial sites.
For this project, we deployed two Multitel MZ250 cherry pickers. These versatile machines are quick to set up and easy to reposition. With a 14m reach and compact footprint, they’re ideal for commercial sites where space is tight but reach is essential.
Using these lifts meant we could clean and restore every inch of the façade, roofline, and window frames—without needing scaffolding or causing disruption to neighbouring units.
Fast deployment. Safe working. Minimal interruption.
Why It Matters: More Than Just Clean
Commercial dilapidation cleaning isn’t just about appearances. It’s about value, reputation, and peace of mind.
For landlords, a clean building is easier to market. It commands higher rents. It reassures potential tenants that the property has been cared for.
For managing agents, it ticks the compliance box. A clean roof and restored window frames mean fewer disputes, fewer delays, and a better handover at the end of lease.
For facilities teams, it’s a win-win. Clean now means less maintenance later. It’s a proactive investment in the building’s future.
At Alfresco Exterior Cleaning, we’ve been handling complex commercial cleans for nearly three decades. Our team are IPAF-certified, SMAS compliant, and trained in both high-level access and surface-specific restoration methods.
From roof to render, windows to walkways if it’s outside, we clean it.
Final Result: A Building Ready for the Next Chapter
This project was completed over 10 days. Two cherry pickers. A team of trained specialists. Zero disruption to neighbouring businesses. And a building that looked ten years younger.
The before-and-after difference wasn’t just visual. It was practical. The landlord could show prospective tenants a well-maintained property. The managing agent had no doubts about deposit return. And the building’s exterior now reflects the quality expected on the inside.
Commercial building dilapidation cleaning doesn’t have to be stressful or drawn out. With the right team and the right process, it becomes simple.
Restore. Protect. Impress.
